Lease Agreement Terms
The Lessor will provide the Lessee with one set of keys and
a fob for the duration of the lease. The Lessee is required
to maintain tenant's legal liability insurance with
coverage of at least $2,000,000 for property damage and
bodily injuries, and must provide proof of this insurance
to the Lessor. Please note that the Lessor's insurance
policy does not cover the Lessee's personal belongings.
The Lessee is strictly prohibited from transferring,
assigning, or subleasing the property without the Lessor's
prior written consent. Any lease assignment must be
prepared by the Lessor and signed by all parties involved.
Subleasing, including short-term rentals through platforms
like Airbnb, is expressly forbidden.
At the end of the lease term, the Lessee must return the
property in its original condition, accounting for normal
wear and tear. This includes, but is not limited to,
repainting any altered walls to their original color and
repairing any unauthorized holes or damage caused by nails,
screws, or other wall fixtures. The Lessee may not repaint
the unit or install nails, screws, or other fixtures into
the walls without the Lessor's explicit written permission.
The Lessee is also responsible for arranging and covering
the cost of professional cleaning before vacating the
premises. Smoking of any kind--including tobacco, cannabis,
and e-cigarettes--is strictly prohibited within the unit.
Before receiving the keys, the Lessee must provide the
Lessor with proof of the required insurance and
confirmation that a Hydro Quebec account has been
established. The Lessee will be financially responsible for
any damages incurred during the lease period, including
fees for building services such as elevator reservations
during move-in or move-out. The Lessor reserves the right
to initiate eviction proceedings if rent remains unpaid for
more than 14 days.
Pets are not permitted on the property under any
circumstances. Additionally, the Lessee is not allowed to
dispose of or remove any items provided by the Lessor,
including furniture and appliances, without prior written
authorization. These terms are designed to protect both
parties and ensure a clear understanding of
responsibilities throughout the lease term.
